Velux (rooflight) conversions retain the existing roof line and add bedroom and bathroom space without external alteration, suitable where loft head height already meets 2.2m at the ridge and the property is in a conservation area or you want to keep external appearance unchanged. Most loft conversions need at least one steel beam (RSJ) inserted to take the new floor load. We use a structural engineer to spec the steels to current Building Regs based on the existing rafter and purlin layout, your floor plan and the dormer or gable design. Steels are craned in, propped, and built into supporting walls below before the new floor structure goes on. The new floor is typically 220mm structural joists with floorboarding above, plasterboard and insulation below, giving you a properly soundproofed and fire-rated separation from the rooms below. Fire egress requirements (escape window in every habitable loft room) handled at design.
Every loft conversion requires Building Regs approval covering structural calculations, thermal performance, fire safety (30-minute fire doors on the staircase, mains-wired interlinked smoke alarms, escape windows in every habitable room), and electrical compliance to BS 7671.
