Most roofs last 20 to 50 years depending on the material. If you are paying for repairs more than once a year, or you can see daylight through the loft, sagging at the ridge line, or large patches of moss-blown tiles, a full re-roof is usually the cheaper long-term call. Slate lasts longer (100+ years on Welsh, 80+ on Spanish) and looks the part on period properties, but it costs more and is heavier, so the rafters need to take the load. Concrete and clay tile are lighter, cheaper and come in a wider colour range, with a 50 to 60 year lifespan on quality concrete and 60 to 100 on clay. We bring sample boards to the survey so you can compare both in your own light before deciding.
