What's included in a slate or tile roof job

A typical slate or tile re-roof on a 3-bed semi takes 5 to 8 working days. Full scaffold, strip and dispose of existing covering, inspect all rafters, sarking and wall plates for rot, replace any unsound timber with treated graded stock, lay 12mm OSB3 deck where required, fit Class W2 breathable membrane, counter-batten and treated roofing battens to BS 5534, double-fix slates or tiles at perimeters, eaves and pressure points, dress Code 4 or Code 5 lead at chimneys, abutments, valleys and step details, fit BBA-approved dry ridge and dry verge, gutter check and clear, full waste removal and site clear-down. Smaller repair jobs (slipped slates, broken tiles, mortar bedding renewal) are quoted as a fixed price after a 30-minute survey.

Slate and tile materials we work with

Welsh slate (premium 100-plus year lifespan, the right call for period and listed properties around Chester city centre, Knutsford and Nantwich), Spanish slate (strong 80-plus year budget alternative across newer builds), and fibre-cement or synthetic slate where the original rafters cannot take the natural stone weight. Concrete interlocking tiles dominate the 1950s to 1990s estates we work across Mid-Cheshire, with a 50 to 60 year lifespan and a wide colour range. Clay plain tiles handle conservation-area work and traditional rebuilds, weathering in beautifully across 60 to 100 years. We carry sample boards on every survey so you can compare colours, profiles and finishes against the existing house in your own daylight before deciding.

What goes underneath the tile matters more

Most leak callouts we attend are not because the tile is faulty, they are because the membrane, battens or leadwork have failed. We strip back to the rafters on every full re-roof so we can inspect the substructure properly, replace any rotten timber with treated graded stock, lay a Class W2 breathable membrane that vents moisture out of the loft while keeping driving rain out, then fix treated battens to BS 5534 grading and spacing. Code 4 or Code 5 lead is dressed at every chimney, abutment and valley by hand using LSA technique. Every join is photographed before the tiles cover it, so you have a permanent record of what is under your roof.

Why dry ridge and verge replace mortar bedding

Old mortar-bedded ridge and verge tiles fail in the British climate. The mortar cracks under frost, lets water in, then comes loose in the wind and either drops onto the drive or leaves the ridge tile flapping. BBA-approved dry ridge and dry verge systems use mechanical fixings instead of cement, so the ridge tile is screwed and clipped into the batten. No mortar means no cracking, no future repointing, and natural ventilation through the ridge. We fit dry systems on every full re-roof and offer them as a standalone upgrade on existing roofs that are otherwise sound. Call 01244 727509 or use the form below to book a survey.

Frequently asked questions about slate & tile roofing

Do I need a full re-roof or just a repair? +

If you have one or two slipped tiles or a single broken slate after a storm, a fixed-price repair will hold for years. If you are getting daylight through the loft, multiple leaks in different rooms, sagging at the ridge line, or grit washing into the gutters from breaking-down tiles, the substructure is failing and patching it gives you maybe one more season. We tell you which it is at the survey, with photos, and we never quote work that is not needed.

Slate or tile, which lasts longer? +

Welsh slate runs to 100-plus years if maintained, Spanish slate to 80-plus, concrete interlocking tile to 50 to 60 years, clay plain tile to 60 to 100 years. Slate costs roughly twice as much as concrete tile and weighs more so the rafters need to take the load. Tile is wider in colour range. We bring samples to compare in your own light before you decide.

Will a new roof add value to the house? +

Surveyors flag tired roofs as the single biggest negotiation point on house sales in Cheshire. A documented new roof with manufacturer warranty and our workmanship guarantee removes that friction at sale and is one of the best-spend property improvements you can make.

How long does the work take and is the house safe overnight? +

A standard 3-bed semi runs about a week, larger detached properties 10 to 14 days. The roof is tarpaulined and made watertight at the end of every working day, so even mid-job the inside of the property stays dry. Scaffold goes up at the start, comes down on the last day, and the site is fully cleared with photos handed over.
