Velux models and what each suits

Centre-pivot (GGL, GGU) is the standard rotating window suitable for most loft and pitched-roof rooms, opens with a top handle, easy clean inside, ideal where furniture or a desk sits underneath. Flashing kit, weatherproofing and the structural cut

Velux specifies the flashing kit to your roof covering. EDW for tile, EDL for slate, EDJ for recessed installation in a flat-section profile, EBW for two or three windows side-by-side. Using the wrong flashing is the single most common cause of leak callouts on Velux installs. We specify on survey based on your actual tile or slate profile and fit the matching kit. The structural cut through the rafter is reinforced with new trimmer joists either side, sized to current Building Regs based on the rafter span we are interrupting. Internal lining is plasterboarded and skim-finished to a smooth flush with the existing ceiling.

Replacement of an old window vs new install

Replacing a tired existing Velux is a typical half-day job: lift the old unit out, fit the new in the same opening, replace the flashing kit, refit the internal lining. New installs (no existing window) take a full day, longer if multiple units or if structural alteration of the rafters is significant. Modern Velux units have U-values of around 1.0 W/m²K compared to 2.5+ on older 1990s-2000s units, so a replacement typically halves the heat loss through the opening. Old timber-frame units (which need painting every few years) are usually replaced with white polyurethane (maintenance-free, no rot) on the like-for-like swap.

Conservation areas and Cheshire West planning

Standard Velux installs almost always fit Permitted Development across Cheshire West and need no planning permission, provided the window does not protrude more than 150mm beyond the roof slope and is not on the principal elevation (front roof) of the property. Conservation areas and Article 4 zones (parts of Chester, Knutsford, Tarporley) restrict PD and the conservation Velux model with traditional black flashing is usually required.
